The title "One Way Poor People Can Buy Land With No Money" is a little (a lot) misleading. No money to me means just that no money (not owner finance with as little as 8 to 10%). Lets see I am on disability and I just make ends meet living out of my van. You on the other hand must work ..You said you have kids but no mention of a partner,farm animals cost money to purchase,feed and house. Where exactly is Free coming from again ? Ed Exactly! Most of the time you can't even get a good piece of land with what little you get from tax returns (hint: $2,000 is not enough money). Then there is the issue of having a home that you can legally live in, which will cost even more money that you don't have. It's not like the old days where you could build your own log cabin and call it a day.

nice video thanks very much Becky.. would like to add.... stay away from rent to own deals where the owner may ride in and say you are not maintaining some aspect, and kick you off the land keeping the deposits and improvements. Renting is ok.. .but renting and improving as if you already had title and the other guy still has a say.. is very dangerous for everyone.

Two to three acres is not enough if you need a wood lot as well. Two to three is plenty for a small family if intensively farmed. Besides what you mentioned, also check the county tax records to see if the taxes are current. You need to see if it has been "perked". If there is no well, no septic, and no "perk" tests done, it's a gamble. In my area, drilling a well is insanely expensive. Easily more than the cost of a 2-3 acre piece of land. Installing a septic system can also be insanely expensive. Without any perk tests, there may or may not be any suitable areas for a well or septic system. Also, if the owner will allow it, camp out on the property for one night. It will give you a good idea what kind of wild animals you may have to deal with and any mosquito problems. If the mosquitoes are the ones that mainly attack at dawn, dusk, and overnight, it may not be a deal breaker. If they attack all day, run away. I'm renting a property near a mosquito breeding ground that I have no control over and the mosquitoes here are Asian Tiger Mosquitoes. They are relentless and attack any time of the day or night. Repellents don't work, only thing that works is high percentage DEET and they will find any area you missed. They can carry disease too. If you find them on the property, run away.

Right and "Out Of Place Ninja" seemed to be speaking about Staci D. who said that she purchased a mobile home on 2 Acres in Florida, with its own well and septic. Probably would not need much wood for the winter living in FL. Even if she lived in Michigan or some other place that is cold with snowy winters, It would be easy to find farmers and others that deliver fair priced, cut and ready to stack firewood to your driveway. Probably stack it for you, if you talk nice and offer them a hot cup of coffee or two.

There may be deed restrictions, even if the land is well outside any city limits. Those restrictions can even include the species and/or quantity of large/farm animals. That means the previous owner, or the neighbors, may be able to tell you to stop, and take you to court if you ignore the restrictions and if they really feel strongly about it... Moral of the story - Always do your due diligence before buying any piece of land, no matter where it is.

I recently heard of another 'cheap' way to buy land from a neighbor: Go to your county's tax collector to see if they will have auctions on land where (most often absent-) owners have not paid their taxes and the county claims their land, then sells it at auction. Apparently some have sold for as little as a few hundred bucks.

pfifo fast if you make less than like $24k a year you are in the poverty level and considered "poor". let's say you make $20k a year, you will still get a decent sized tax return to purchase land with. when she says "poor" I'm guessing she means below the poverty level.

you can get raw, off grid land in most western states for $500 acre, and usually very little down on owner finance, but it will be remote. Be prepared to use solar, wind, or generator, and also haul water or dig a well. There are some places where the water table is high, but plan on $1500 per ft. Also be ready to drive 20 - 100 miles for goods and services.

In Becky's defense, she's talking about people who are living paycheck to paycheck with no additional money to save. She isn't talking about financially destitute people. It isn't that hard to read between the lines of the videos title. Did any of you come here seriously thinking you were going to BUY something with no money? +WotDemolisher No sir, you are wrong. NO MUNICIPALITY in PA would allow a property go untaxed (under PA's property tax laws) for more than THREE YEARS before a tax sale ocured. I KNOW this because I used to stand in the courtroom during the Tax Lien Sales as well as many Civil Trials (I was a deputy). Our Property taxes are assessed By our local Municipality (a Township in my case), School Board and County Government. The Federal Government has NOTHING to do with property tax collection in PA, the Commonwealth collects it. For instance, my school board levies 49 Mils, my Township levies 9 Mils, and the County levies 19 Mils for a total of 77 Mils (the reason property taxes are such a big issue in PA). This means that there are THREE ENTITIES who can ALL file a Tax Lien on a property (separately from each other) so the property of a deceased person who has no relatives VERY QUICKLY reverts to the Commonwealth through the action of Tax Liens and Estate Liens (levied on an estate after the Commonwealth buries a person who has no family to take care of "final arrangements"). As I stated above, The Commonwealth owns your property because they CAN and WILL take your property (and sell it to the highest bidder) IF YOU DON'T PAY YOUR ANNUAL PROPERTY TAXES (I KNOW this because I was the one who "evicted" the occupants and posted the Tax Sale Notices on said properties). They will also take a property through Right of Eminent Domain (although they MUST give you "fair market value" for it). And, thanks to Zoning Laws, they can even tell you what you can and cannot do with your "own" property. So, as you can see, the Commonwealth actually does "own" all the property in PA. You just "rent it" (by paying property taxes) from them. "Adverse Possession" has basically been "gutted" by Case Law for more than two decades now. All a "deeded" property owner has to do to stop a squatter is file an Action Of Quiet Title in court. At that point, the "squatter" has to provide LEGAL proof of property ownership (a deed or notarized Land Contract would be examples of such proof) to stop the landowner's "eviction" of said "squatter." Where the dispute is difficult to judge (because the deed records are so old or property lines are disputed) the Judge will appoint a surveyor and ONE or BOTH parties may be responsible for that cost (at the Judge's option). The term Commonwealth of Pennsylvania is what PA IS CALLED. At no time did I assign any significance to the title. It is the same as referring to DC as The District Of Columbia.

OK, I was reading the comments. The title should have said Buy Land When you Don't have much money. Of course it's buying hence money is needed. Down payment, title fees, court fees, deed fees, insurance, money for the well, money for septic tank, money for electric hookup, money for a road to the property or at least a gravel truck or two. So there is money needed. The video shows you how to buy from a person without going through a bank and big mortgage. I have done this before and it works, but yea, you need close to $20,000 for all of the above and to make it ready to put a home on it then you need to build the home or put a trailer or tent.

Pay attention when Becky says to check your local ordinances because 2-3 acres may not be enough for the animals you want, or the quantity you want. Also make sure you know if the property has a homeowners association. If so, their rules overrule county or city ordinances.

I suggest to everyone e to go through a first time home buyers program first. there are so many programs out there to help you with a down payment. for example we are getting a home on 5 acres, 2 bath, 3 bed, 2 car garage, and shed. we're on a septic and well. and our down payment is going to be less then 1500 and a fixed 3% interest rate, can't get better then that. my mtg payment will be alot less then what I pay for rent.

Shouldn't this be titled "no money DOWN"? What about how poor people can afford the payments to the holder of the loan? You still need money. You can't just buy land or a house and expect the payments to just disappear. You have to have income to pay off the loan. You also did not talk about checking the planning board of the county and state to verify there will be no plans to put a super highway beside your land, or other undesirable thing (like the new country dump). Research!

@Magary Brown is just pointing out that the video is misleading by its title. It claims to show you "how to buy land with NO money" and yet she never does say how to do that. She hardly goes into any specifics regarding the financial aspect of getting the land, only the specifics of what to look for in the physical structure of the plot. She doesn't even say how she ended up paying for it or roughly how much to one would expect to pay (there's some vague and quick mention of a tax return). Given the title of the video, it really doesn't fulfill on what you think it will, like at all...it's like homestead clickbait kinda!

Title may not be accurate but you sure as he can't do this in The Netherlands. Land is expensive and government owned land is usually set aside for nature or already has a building purpose. Building a house, no matter how small, requires a permit (cha ching) and living in a trailer or caravan is bound by law no longer than 12 months. You can't just build anything you need designs that have to be reviewed before you can build. There are just too many stupid rules and not enough space

+Ynse Schaap I am from New Hampshire! I was born and raised there but have since relocated for school. When I was growing up there, only about a million people lived there. I think now it might be a million and a half, and most of the people are concentrated in the lower 3rd of the state. I grew up in the middle/northern part, and the summers are short and the winters are LONG. I spent some time in the Norwegian Arctic, and to be honest, I found the weather milder there than in New Hampshire. The summers are definitely warmer in NH, but the winter is worse here, even though there is more daylight. I wish that we had the public transit links that most places in Europe I've travelled has. I think so many people here would not have cars if it was possible to get by without!

+logic 4all they had real horse power and anything they killed they ate and wore. they also make their own moonshine, peyote, and know how to survive on their own. raping and pillaging and killing the native American community only made advancements in their way of life and made almost everyone open a lucky eagle casino.

I don't know what kind of tax return you've been getting but I'm not "poor" and my tax return would never allow me to do this. What you described still costs a lot of money to someone who doesn't have several thousand dollars ready to spend.

+brianallen0826 Sounds about right. I used to know a guy with a few kids who typically gets around $8000 a year back on taxes. He made me suspicious because he was able to afford a very expensive car and brand name clothes yet he only made a touch more than me and had multiple kids to feed. I would say more but someone would probably try calling me a racist for telling it like it is so I'll just say he is seriously gaming the system and he isn't the only one.

Smart moves, always have a list of buys, buy good, buy low. Here the BIG DEAL, NOW IS THE TIME to LOOK, RIGHT NOW, YOU BUY DURING the HOLIDAYS. $100. down, than close in January. I put $100. down close first week of January, so I could get 12 months of write off, home on commercial property. Just like buying a pair of shoes.
